Project Description:

The Tverskaya Zastava project with total area 574,261 sq. m consists of seven mixed-use developments including road network alteration to increase the square's capacity for traffic flow in the area of the Belorusskiy Train Terminal as well as office, retail and residential buildings and a five star hotel.  

In addition to the alteration of the road network, there will be seven pedestrian underground passes constructed, some of which will provide direct access to the underground shopping center.

Tverskaya Zastava's significant cultural and environmental features require AFI Development to carefully design and situate its buildings, streets, and other infrastructure to maintain balance with the historic and architectural character of the community. We do this by providing adequate open space with parks, walking zones and playgrounds in the center of the square; restoring and placing back the monument to the Soviet writer Maxim Gorky originally situated here from the early 1930th. As part of the project, our company offered the city authorities to re-establish two historical guard-houses symbolizing old-time entrance to the city from St. Petersburg and historic lanterns on the bridge.

As a social initiative AFI Development will alter neighborhood road network redesigning the traffic flow in and around the development area and increase both the capacity of the area and the ease of access to the center of Moscow through the 1st Tverskaya-Yamskaya Str., Belorusskiy Train Terminal and two major motorways leading to Sheremetyevo Airport.

Micro Location

         Number of the resident population living in the immediate vicinity of the Tverskaya Zastava Square - 700,000 people;

        Number of people working in the immediate area - 28,000 people;

         New developments - 1.4 mln sq. m, including 800,000 sq. m of residential premises;  

        Passenger flow:

o       Belorusskaya (Circle and Zamoskvoretskya) metro stations - 130,000 people per day;

o       Belorusskiy Train Terminal accommodates approximately 85,000 passengers per day;

o       Ground public transport passing through the square - 140,000 people per day;

         Car flow - about 325,000 vehicles passing through the square on a daily basis;

         Customer flow - 160,000 people per working day; over 200,000 people per weekend
